What
is "PROTEX 2000"?
It
is an Integrated Pest Management approach for Multi-Family and
Hotel/Motel treatment for the new Millennium.
A
major problem associated with multi-family and hotel/motel living
in Central Florida has been the need for repetitious, intrusive
and ineffective pest control treatments of each resident's unit.
THIS IS NO LONGER NECESSARY!
Evolving
from the following three PROTEX concepts [I.P.M. - Integrated
Pest Management; P.T.S. - Perimeter Treatment System and P.B.P
- Professional Baiting Program] ---"PROTEX 2000" eliminates
the need for repeated interior applications. "PROTEX 2000"
allows us to concentrate our pest control efforts on the area
where over 90% of pest problems originate, the exterior of the
structures. Due to the success of this program, your residents
will no longer have to endure ongoing invasions of their privacy
for effective pest control! And special tracking will be proof
of any problem units that may require special attention.
Not
only do you get enhanced pest control, but you also save you staff
time and energy. Eliminating the need to regularly enter units
eliminates the time and personnel required for administering keys,
escorting technicians, etc. With "PROTEX 2000" you also
increase your peace of mind regarding security and liability issues
by reducing the potential for lost keys, damaged possessions and
contact between vendors and pets or children.
HOW
DOES "PROTEX 2000" WORK?
Access
to each unit will be necessary on the initial service only. Thereafter,
entry will be on an as-needed basis, upon request, to:
Control
pests that cannot be baited (fleas, pantry pest, certain wall-nesting
ants, etc.)
Replace
bait that has become contaminated or otherwise compromised.
PROTEX
will be on your property four 4 times per month inspecting and
treating the exterior perimeters of your buildings (see SCHEDULE
section). Of course, during those calls, we will handle call backs,
move-ins, flea spray, etc.
A
detailed outline of the Initial Service and Maintenance Service
Treatments will be designed specifically for your property. The
investment necessary to implement this outstanding program is
comparable with traditional treatment programs - but the results
are much better!
INITIAL
SERVICE TREATMENT
PEST
SIGHTING LOG
A
logbook to record pest sightings will be provided as a management
tool to track service needed, and performed, inside units.
RESIDENTIAL
UNITS
Each
unit will be inspected and treated on a schedule designed to complete
100% of the units during the first month of service. At the time
of treatment any conditions that are found to be detrimental to
the property or will hinder pest management efforts will be brought
to your attention at once. All doors and windows will be inspected
and treated as required. A notice of treatment will be left in
each occupied units.
KITCHENS:
Areas of special attention and treatment are under and around
dishwashers, stoves/ovens, microwaves, refrigerators, sinks, food
storage pantries and trash areas. These areas will be inspected
and treated as necessary with baiting and exclusionary techniques.
BATHROOMS:
Areas under sinks, around lavatories, showers, tubs and water
pipes will be inspected and treated as necessary with baiting
and exclusionary techniques.
QUALITY
CONTROL
PROTEX
management will conduct a "follow-up" upon completion
of the initial service to ensure your satisfaction with the work
done. This is an important step in beginning our partnership in
protecting your residents, employees, and facilities.
MAINTENANCE
TREATMENTS
EXTERIOR
SERVICES
The
outside areas of your buildings will be inspected and treated
with residual insecticides and/or baits. The areas to be treated
include door frames, window frames, foundation walls, Dumpster,
storm drain covers, etc. The goal is to reduce insect populations
adjacent to your structures. With fewer insects alive on the perimeter,
fewer will forage, or invade the interior in search of food, water,
or harborage.
Rodents
constantly look for entry points; therefore all doors and movable
windows (especially on the ground floors) require continuous inspections
and possible preventive treatment and repair. Any repairs needed
to protect the building from ants, cockroaches, and especially
rodents, will be brought to your attention immediately. We will
also inspect for vegetation that touches buildings. Both rodent
and insects will use trees and bushes to gain access to structures,
so any trimming needed to destroy these avenues of approach will
be brought to your attention for immediate handling.
When
applicable, PROTEX will install and maintain a supply of weatherproof
rodent bait stations at fence lines, building perimeters, and
other areas likely to attract rodents. The bait will be place
in tamper-resistant bait stations, which will be attached to 20
pound patio blocks or chained to fences. Each station will be
numbered to correspond to its location on your property diagram
and have attached or contain within a card identifying the type
of poison, the last inspection period, and PROTEX's address and
phone number. The stations will be inspected on a regular schedule
for rodent activity and to place fresh bait as necessary.
COMMON
AREAS (POOL, CLUBHOUSE, WORKOUT ROOMS, ETC.)
Many
residents and guests frequent these areas. It is important that
they be dept pest free. Food is often introduced into these areas
and as a result, there is a great potential for infestation of
roaches and ants. Common areas will be treated each month with
special attention to vending areas if available. If food is allowed
in pool area your technician will be especially sensitive to the
potential for ant populations to build.
POOL
RESTROOMS
Public
restrooms facilities will be inspected monthly and all pest problems
discovered will be immediately treated. Due to the heat and humidity
present in these areas, the technician may implement a preventive
program. We may use industrial caulk and sealant to close potential
entry and harborage areas around plumbing, stalls, mirrors and
other fixtures. Any area we observe in need of repairs that contribute
to a pest problem will be brought to your attention.
INTERIOR
SERVICES
RE-BAITING
Harsh
chemicals, paint and insecticides will compromise our baits and
render them useless. therefore, approximately 2 to 3 weeks after
repainting a unit it will need to be re-baited as it was during
the initial service.
ANTS
Many
species of ants will nest in the walls of your buildings. these
ants are typically the ones reported by residents and guests,
we will treat the interiors of those units as needed with a variety
of baits and exclusionary techniques.
FLEAS
We
recommend that residents and guests with pets use the new once
a month pills and skin treatments against fleas as these are producing
amazing results. Regardless, should an infestation of fleas occur
in one of your units, we will treat with special adulticides and
insect growth regulators. SPECIAL PREPARATION AND PRECAUTIONS
ARE NECESSARY FOR SAFE, EFFECTIVE FLEA TREATMENTS. An instruction
sheet you can copy and give to your residents or guests including
herewith.
OFFICE
AND MODEL UNIT
Because
these are the areas where business is conducted and the first
places prospective residents and guests visit, they must be kept
pest free. they will be inspected monthly, and any treatments
necessary will be done immediately.
